December 2018 Market Trends

 

2018 YEAR END SALES NUMBERS:

1.  The number of homes sold in Geneva, St. Charles, and Batavia were all down in 2018 compared to 2017.  The biggest drop was in Geneva---in 2017, 507 homes sold and in 2018, only 434 homes sold. Which translates to a 14.4% DECLINE IN HOMES SOLD...St. Charles and Batavia both saw a 8% decline in sales in 2018 as well.

2.  Despite the lower number of homes sold, prices remained slightly up or unchanged in most towns in Kane County.  Larger homes with higher taxes are still seeing the worst of the price declines.  The one exception is homes in-town Geneva with the ability to walk to town, shopping, and the train.

3. Median sale prices for 2018:  

Batavia IL Real Estate- $306,000 up 1.3%

Elburn IL Real Estate - $303,500 up 2.9%

Geneva IL Real Estate- $356,500  down .07%

St. Charles IL Real Estate $352,750 up 3.2%

4. Houses that have been well maintained or that have been updated under $400,000 is what is selling the best and in the shortest amount of time. 

5.  The number of town homes sold in Geneva and Batavia were way down.  The reason for the drop is that inventory levels for town homes under $250,000 remains low.  Prices were up between 4-6% in Geneva, St. Charles, and Batavia.   I don't see any data that would suggest that demand will not stay strong for affordable town houses in 2019. 

6.  Median Sales Price for town homes 2018:

Batavia IL Real Estate- $206,500 up 4.5%

Elburn IL Real Estate- $172,500 up 6.2%

Geneva IL Real Estate- $250,000 up 6.4%

St. Charles IL Real Estate- $233,500 up 6.4%

We feel it is still too early to make an accurate forecast regarding the 2019 market.  We are seeing activity now that is very similar to January 2018.  We will wait to see how February goes before advising our clients on the correct strategy.

This is an overview of some of the downtown restaurants in Geneva, Illinois and what they have to offer the dining populace.   As small and quaint as it is, Geneva, IL., has got something to fulfill everyone's needs--from specialty stores to neighborhood butcher shops and everything in between. You will find many restaurants that will satisfy one's appetite and taste buds.

Bien Trucha, 410 W State St, Geneva, IL--Bien Trucha is a well-kept secret and hard to find--Fabulous Mexican cuisine all situated in a cozy atmosphere offering Guacamole de Dia, cazeulitas, or petite trough with Chihuahua cheese with mushroom served with tortillas.  The specialty tacos are to "die for." **The Walrus Room,  415 W State St #105 Geneva, IL-- The Walrus Room has a supper club" vibe, very trendy decor, and a bar with unique handcrafted cocktails and plenty of beer and wine choices too.  The menu varies by season, but love their different take on the traditional meat and cheese plate, french onion soup, and Brussels sprouts.   The pot pie was delicious, the vegetarian burger is a nice offering, Walleye Meuneire, and don't miss out on the Prime Rib Saturdays.  Love the ambiance at this restaurant, great for date night.  https://thewalrusgeneva.com/

 Villa Verone, 416 Hamilton Street, Geneva, IL--  An Italian restaurant with a twist--At night the upstairs turns into a Martini Bar and Dance Club.  Enjoy live music after your meal and dance the night away for a perfect evening! Market Trends November 2018

 

As the year wound down, sales picked up a touch in November. Home sales in St. Charles and Geneva were all up from this time last year.  We attribute this to buyers wanting to be in a new home for Christmas or right after.  Rising rates and soft pricing also created some really good deals!!!

Even with a positive November, the number of homes sold in Geneva and Batavia were both down 10%, compared to this time in 2017.  The number of homes sold in Geneva was 470 in 2017 compared to 419 in 2018.  Homes sold in Batavia were 354 in 2017 compared to 318 in 2018.  The St. Charles market has seen a 1% increase in the number of homes sold--780 in 2017 compared to 788 in 2018.

Data confirms our general thesis that there is a shortage of town homes under $300,000 in St. Charles, Geneva, and Batavia.  So the number of sold units is down, but prices are up.   

With that being said, if the stock market gets worse and rates keep rising, nothing is immune to price swings.   We will see the end of the year numbers very soon!

Market Trends October 2018

 

Top 5 Takeaways From The October 2018 Sales Data:

1.  Rising interest rates, the stock market decline, and seasonal slowness have finally caught up with the local housing market.  We started seeing weaker numbers in July and have been urging our clients to prepare for a slower end to 2018 and start to 2019.  Certain locations and styles will always command "top dollar."

2. Sales activity always starts to get slow in October thru the holidays, but this year with rising interest rates, we are starting to see the "reducing domino effect" cause concern for homes over $450,000.  Some times when the market weakens, you see the people who truly need to move take less for their home then they would in the Spring and Summer months.  This then turns into contagion and starts to force sellers to decide whether they wish to "be on a level playing field" with their competition or stick to their current asking price.

3.  Despite tougher conditions, median home prices in Geneva, St. Charles, Batavia, South Elgin, and Elburn have either stayed stable or slightly increased in 2018. 

4. Town homes have seen solid price growth over the last 2 years--the downsizing trend can be attributed to this demand.  Also more buyers like the idea of a smaller space, no maintenance, and lower taxes.  We continue to think there will be solid demand for town homes under $300,000 in 2019.
